On October 30, 2025, we witnessed an important announcement from Atlanta Mayor Andre Dickens, who declared a temporary moratorium on certain evictions and residential water shut-offs within the City of Atlanta. This initiative is designed to provide stability for residents who may encounter challenges due to a projected lapse in federal funding, which could potentially disrupt federal programs.
Overview of the Moratorium
According to official statements from the City of Atlanta and the Atlanta Apartment Association (AAA), the executive order:
- Takes effect immediately and remains in place through January 31, 2026, or until the conclusion of the federal government shutdown, whichever occurs first.
- Applies to:
- Eviction filings and the imposition of late fees in city-owned, city-sponsored, or city-funded residential housing, and Section 8 vouchers supported by the City of Atlanta; and
- Residential water shut-offs are conducted by the City’s Department of Watershed Management.
- Eviction filings and the imposition of late fees in city-owned, city-sponsored, or city-funded residential housing, and Section 8 vouchers supported by the City of Atlanta; and
- Does NOT apply to: Market-rate rental housing or properties operating under the Low-Income Housing Tax Credit (LIHTC) program.
